For the first time in its storied 50-year history, the Show House made a dramatic move downtown to a stately 1900s townhouse at 20 West 12th Street. Within just eight weeks (and for some, even less!) 21 top design firms transformed the 9,000-square-foot residence into a breathtaking showcase of fine furnishings, art, and innovation.
As always, the event supports the vital work of the Kips Bay Boys & Girls Club, benefiting over 11,000 children in the Bronx. We invite you to explore the extraordinary interiors and discover how our wallcoverings helped shape these unforgettable spaces. From bold textures to serene palettes, see how design dreams became reality.

Collection: Cork Couture, 10681 Natural
Reimagined for a New York skyline, The Loft is meant to feel like a modern treehouse wrapped in Cork Couture from the floor to the ceiling and suspended above the city. It's a place where nature and bustling city life converge in harmony, where Manhattan’s energy softens into light, air, and elemental repose.

Collections: Toulouse Toile & African Raffia
"After a trip last fall to the Amalfi Coast, followed more recently by a vacation to several Greek Islands, we gained inspiration from the architecture and interior design of those romantic destinations. For this year’s Kips Bay NYC Show House, we have brought those coastal memories to Manhattan, transforming the rear hallway and staircases into a romantic, sun-soaked journey; think golden hour in Ravello or a breeze off the waters of Positano."
The color palette in the Toulouse Toile was reminiscent of the rich blues, deep terracotta accents, and creamy neutrals that the design team saw and were inspired by during their travels. Items like European weathered tiles, antique Roman olive jars, and wild lemon trees.
James Thomas transformed the staircase below into a romantic, sun-soaked journey called The Painted Passage.
The Painted Passage by James Thomas Interiors
This dynamic space was wrapped in a warm wheat-colored Phillip Jeffries African Raffia, with custom paneling and crisp, blue painted mouldings that introduce an architectural rhythm. Layered atop the grasscloth, a hand-stenciled pattern adds painterly details drawn from Greek antiquity, nodding to the ancient cultural threads that still ripple through the Amalfi Coast.

Collection: Bloom, 7190-L
The staircase, dubbed The Purple Bloom, presents a three-story journey of aspiration, resilience, and joy—an ode to what blossoms from dedication, creativity, and love. The vibrant Bloom collection gave depth to the walls. "The Purple Bloom is not just a passageway but a celebration of rising, climbing, and ultimately, a life in full bloom."

Collection: Transcend, 9577 Aura and Desert Dunes
"This is a room rich in history — one that is deeply personal, yet welcoming to anyone who steps inside.” The hallway wrapped in Transcend leads to the playful “Pink Rhino Club.”The moody forest-inspired mural in warm blush tones pairs well with an artisanal, textured wallcovering, Desert Dunes, on the ceiling and complements the main space.

Collection: Lacquered Raffia, 5824 Tint of Teal
Tucked discreetly beyond the library and concealed by a quiet hallway with walls covered in a Phillip Jefferies paper, this hidden retreat, The Writing Room, offers a cozy and intimate escape from the rhythm of the townhouse. Our luxurious artisanal raffia, Lacquered Raffia, has saturated color and a hint of a glamorous sheen.
"Designed with both masculine and feminine sensibilities in mind, the room balances soft textures with rich, tailored details—perfect for writing, reading, reflection, or quiet conversation. Its secrecy remains an essential part of its charm—a sanctuary meant to be discovered, not displayed."

Collection: Sculpted Wood, 2818 Weathered Grey
A reimagining of this space, called A Midnight Check-In, creates the feeling of walking into a dream, where intimacy and imagination converge into an experience. Our modern wood veneer wallcovering, Sculpted Wood, gives the walls depth and dimension. "The foyer, stair, and landing of the Kips Bay New York Show House serves as a passage into a dream, channeling the drama of hospitality with the warmth of home. The design captures the liminal beauty of midnight, where intimacy and imagination converge into an experience. It embodies the firm’s signature: residences that feel like hotels."
